A loft conversion is one of the most cost-effective ways to add usable space to a Brighton or Hove home without extending outwards. Done properly, it involves structural work, insulation, fire safety, a compliant staircase and Building Regulations sign-off — not just boarding out the joists. The success of the job depends on what happens beneath the finish, so we start with the roof structure, head height and the floor below before anything else.
Many Brighton and Hove homes are Victorian and Edwardian terraces with pitched roofs that lend themselves well to conversion, though head height and cut-timber roof structures vary a lot between streets. Coastal weather means the roof has to be reopened and made watertight carefully, and dormers need to be detailed to cope with wind-driven rain. In conservation areas the external appearance of any dormer or rooflight matters, and top-floor flats bring lease and freeholder issues around who owns the roof space. Checking these factors early avoids expensive surprises later.

The biggest mistake is treating a loft as simple storage that can be boarded out and used as a room. Existing ceiling joists are not sized to carry people, furniture and a floor, so a proper conversion needs a new floor structure to a structural engineer's calculations. Skipping this stores up sagging ceilings and cracked plaster below.
Another common mistake is ignoring fire safety and the staircase. A loft room needs a protected escape route, fire doors and mains-linked alarms, and a permanent compliant staircase with enough headroom. Without these it will not pass Building Control, and it will not count as a habitable room when you come to sell.
Loft conversions always require Building Regulations approval, which covers structural strength, fire safety and escape, insulation, staircase design, headroom and ventilation. A structural engineer's calculations are needed for the new floor and any steel beams supporting the roof, and electrical work must comply with Part P. Planning permission is a separate matter — many conversions are permitted development, but dormers to the front, conservation areas, flats and volume limits can trigger the need for a planning application.
